Signature Global has announced plans for an ultra-luxury farmhouse villa development across approximately 194.22 acres in Gurugram West, marking the real estate company’s entry into the Farrukhnagar micro-market.
The proposed project has an estimated gross development value of ₹5,500 crore to ₹6,000 crore and approximately 6.77 million sq ft of developable potential, according to the company’s announcement and regulatory disclosures.
The land arrangement consists of two components. Signature Global has acquired 25 acres outright for ₹150 crore and entered into a collaboration agreement for another 169.22 acres. Together, the parcels form the approximately 194.22-acre development opportunity.
The company is positioning the development as a low-density, invitation-only luxury residential destination rather than a conventional high-density housing project.
The planned development will feature farmhouse-style villas surrounded by landscaped open areas, with the company also describing a broader offering involving sport, hospitality, leisure and lifestyle facilities.
The location is one of the central elements of the project. Farrukhnagar, in western Gurugram, has connectivity to the Dwarka Expressway and Kundli-Manesar-Palwal Expressway. The land parcel also has frontage along the Farrukhnagar-Wazirpur Road, according to the company’s announcement reported by The Economic Times.
The surrounding infrastructure is also undergoing development. The Farrukhnagar-Gurugram road has been reported as being slated for a four-lane upgrade at an estimated investment of ₹365 crore, while the region’s broader planning framework includes improvements to road connectivity and civic infrastructure.
The project therefore comes at a time when Gurugram’s real estate growth is increasingly moving beyond established urban centres.
The western and southern edges of Gurugram have attracted attention from developers because larger land parcels can support lower-density projects that would be difficult to assemble within established urban districts.
For Signature Global, the project also represents a move into a higher-end segment. The company reported sales bookings of ₹8,250 crore in FY2025-26, while its first-quarter bookings in the current fiscal year stood at ₹1,970 crore. It has delivered approximately 19.2 million sq ft of real estate to date, according to company information cited in recent reports.
The project is still a development pipeline announcement rather than a completed residential development. Its eventual impact will depend on approvals, construction, sales and execution.
Nevertheless, the land aggregation provides the developer with a substantial development opportunity in a part of Gurugram where infrastructure improvements could influence future real estate demand.
The project’s 6.77 million sq ft development potential also illustrates how large land parcels can shape the next stage of NCR’s luxury housing market.
As connectivity improves and developers search for larger sites, locations outside established Gurugram districts could increasingly become part of the region’s premium residential landscape.
Signature Global’s Farrukhnagar project is therefore significant not only because of its ₹5,500–6,000 crore projected GDV, but also because it reflects the continuing expansion of Gurugram’s real estate geography.
