Hyderabad’s premium real estate market has set another high at Raidurg, where a 5.25-acre plot in the Knowledge City area fetched ₹264 crore per acre in an auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC).
The winning bid generated around ₹1,386 crore for the 5.25-acre parcel, making it one of the most expensive recent government land transactions in Hyderabad. The successful bidder was MSN Realty, which won the plot through the e-auction process.
The final price was considerably higher than the reserve price set for the auction. TGIIC had fixed the minimum price at ₹175 crore per acre, meaning the final bid represented a premium of around 50.9% over the reserve price.
The latest auction also pushed Raidurg’s land values above the previous record set earlier this year. A plot in the same layout fetched ₹237 crore per acre in May 2026. The latest transaction has therefore raised the benchmark by ₹27 crore per acre within just a few months.
The parcel is located in Survey No. 83/1 at Raidurg Panmaktha, within the Knowledge City layout in Hyderabad’s Serilingampally area. The location has become an important commercial corridor because of its proximity to the city’s technology and business districts.
The auction attracted competition from prominent national developers. The strong bidding suggests that developers continue to place a high value on large, well-located parcels in Hyderabad’s established business corridors.
For the state government, the transaction also demonstrates the revenue potential of strategic land holdings. TGIIC is using e-auctions to release premium land while allowing developers to compete openly for development opportunities. The latest auction was conducted through the MSTC e-auction platform, with JLL acting as the exclusive transaction adviser.
The result comes despite concerns surrounding the parcel, including questions related to heritage rocks at the site. Those concerns had raised doubts about the level of interest the auction would attract. The final result, however, produced a much stronger response than expected.
The record bid could also influence pricing expectations for other premium plots in the corridor. TGIIC is already preparing another auction in the same survey number. A second parcel of around 5.38 acres is scheduled to be offered, giving the next sale the potential to test whether the latest ₹264 crore-per-acre price can be sustained.
The repeated rise in auction values points to continued demand for strategically located commercial land in Hyderabad. It also reflects the importance investors place on established business districts with strong infrastructure and access to major employment centres.
For developers, however, the high acquisition cost also raises the financial bar for future projects. Any development on such expensive land would need strong sales, leasing or mixed-use potential to justify the initial investment.
Raidurg’s latest auction therefore goes beyond a single record transaction. It provides a fresh indicator of how much investors are willing to pay for premium development land in one of Hyderabad’s most closely watched commercial corridors.
