While plans are being implemented for the upcoming BRICS summit, Delhi did not shy away from creating a new master plan for 2047, wherein the city, with its heritage structures, would now also comprise taller buildings. The plan now defines buildings of more than 100 floors as “tall”. While there are some iconic buildings around the globe, this project aims to build landmark projects so that they could become a new identity for Delhi. The plan could change Delhi’s skyline forever, but these towers will not be built everywhere. Such buildings are planned in regions with good infrastructure. Metro corridors and major commercial hubs could become important locations here.
Following this, public transport will play a major role in the future development of the plan. This plan would also involve Transit-Oriented Development (TOD), which is essentially the planning of homes purposefully near offices, shops and public transport. Moreover, the plan covers building high-density developments near the Delhi Metro and other major transport corridors. This could make even the metro stations more attractive to real estate developers. The plan could also spark interest in nearby properties.
Moreover, Delhi, being a major hub for metropolitan activities, also needs homes to shelter people. Over the next two decades, the plan targets 3 to 4 million additional homes in the city. More homes would help meet the needs of Delhi’s growing population. The plan also focuses on redevelopment, as old DDA houses and ageing neighbourhoods could get a brand-new look.
Some of the two-storey DDA homes could also undergo major changes as per the redevelopment rights. This could bring new buildings and better facilities to the nearby regions. Meanwhile, land pooling is another important part of the plan, as it can bring smaller pieces of land together for planned development. This could open avenues for new housing and commercial projects.
Narela: An Area to Watch
The Narela region of Delhi is planned to get a metro depot for the Rithala-Kundli corridor. Better connectivity could also support new real estate development in the region.
The plan could also affect NCR cities such as Noida and Gurugram.
With this, Delhi will get more housing and commercial developments, creating stronger competition for NCR property markets. But there is a catch: taller buildings could also create challenges, as people need more roads, water, electricity and public transport. On top of this, waste management would also become an important talking point.
With this, safety would become another major issue, as Delhi lies in Seismic Zone IV, making buildings more vulnerable to earthquakes.
But erecting tall buildings will not affect Delhi’s heritage structures. As per the plan, they must be protected. New buildings will have to consider historic landmarks and important views. So, Delhi’s future is not just about building tall structures, but about building with better planning and infrastructure.
