Amazon Data Services India has strengthened its long-term commitment to India’s digital infrastructure by leasing an additional four acres of land in Mumbai’s Powai from Larsen & Toubro for more than 17 years. The deal, valued at over ₹650 crore in rental commitments, will support the expansion of Amazon’s growing data centre campus in one of India’s largest digital infrastructure hubs.
The latest transaction marks Amazon Data Services’ third land lease in Powai since 2022. With this agreement, the company now controls approximately 13.5 acres of leased land at the location, reinforcing Mumbai’s position as India’s leading data centre market.
The four-acre site has been leased from engineering and infrastructure major Larsen & Toubro, with the total rental outgo estimated to exceed ₹650 crore over the lease period. Property documents indicate that the agreement extends for more than 17 years and includes annual rental escalations, reflecting the long term nature of hyperscale data centre investments.
The expansion comes at a time when demand for cloud computing, artificial intelligence, enterprise digital services and data storage continues to rise across India. Businesses are increasingly migrating applications and workloads to cloud platforms, driving the need for larger and more advanced data centre facilities.
Amazon Web Services, through Amazon Data Services India, has been steadily expanding its infrastructure footprint to meet growing enterprise demand. Mumbai remains a preferred destination because of its reliable connectivity, established fibre network, proximity to major financial institutions and access to subsea cable landing stations that connect India with global internet networks.
