India’s warehousing sector is witnessing one of its strongest growth phases, with premium warehouse space becoming increasingly difficult to find as demand continues to rise across the country. According to the latest India Real Estate Report 2026 by PropTech Pulse, vacancy in Grade A warehouses has fallen to a record low, showing that companies are leasing modern logistics facilities faster than new supply can be delivered.
The report says the growth is being driven by strong demand from e-commerce companies, manufacturers, third-party logistics firms and businesses looking to strengthen their supply chains. As online shopping continues to expand and companies move goods more efficiently across India, demand for modern warehouses has increased sharply.
Another major trend is the growing demand for cold storage warehouses. Businesses dealing with fresh food, medicines and quick commerce deliveries increasingly require temperature-controlled facilities to store and transport products safely. This segment is expected to become one of the fastest-growing parts of India’s logistics market over the coming years.
The report also highlights a clear shift towards high-quality Grade A warehouses. Large companies now prefer modern facilities that offer better infrastructure, automation, higher safety standards and improved environmental performance. Older warehouse buildings are gradually becoming less attractive as occupiers move towards newer developments.
Developers are responding by building more premium logistics parks across major industrial corridors and expanding into emerging cities. Better highways, dedicated freight corridors and government support for manufacturing are also helping warehouse development spread beyond traditional logistics hubs.
Industry experts believe India’s warehousing market has moved beyond short-term growth and is now becoming an important part of the country’s infrastructure network. Warehouses are no longer simply storage buildings. They have become essential assets that support manufacturing, exports, retail, e-commerce and faster delivery services.
With demand expected to remain strong, developers are likely to continue investing in larger logistics parks, automated warehouses and cold storage facilities. As businesses continue expanding across India, the need for high-quality logistics infrastructure is expected to remain one of the biggest growth drivers for the country’s real estate sector.
