Why NCR Infrastructure Is Changing Prime Locations for Homebuyers

Earlier, the definition of a “prime location” according to a typical real estate buyer was a central location, with an established neighbourhood, and being closer to capital of Delhi.

Now, the definition of a prime location is changing due to NCR’s new wave of projects that have brought growth and financial foundations for the city. Let us start with the recent Noida International Airport, an ₹11,200 crore project setting a major milestone for Uttar Pradesh’s infrastructure growth and India’s aviation sector.

Noida International Airport

Prime Minister Narendra Modi inaugurated Phase I of the Noida International Airport at Jewar, developed with an investment of around ₹11,200 crore, describing it as a major milestone for Uttar Pradesh’s growth and India’s aviation future. The airport is expected to improve connectivity across western Uttar Pradesh and benefit regions including Agra, Mathura, Aligarh, Ghaziabad, Meerut, Etawah, Bulandshahr and Faridabad, while creating opportunities for farmers, MSMEs and young people.

Delhi-Meerut Namo Bharat

The Prime Minister highlighted the region’s growing multimodal connectivity through the Delhi-Meerut Namo Bharat, Meerut Metro and two major freight corridors, which he said could strengthen logistics, trade and investment. He also highlighted India’s expanding aviation network, the UDAN scheme, plans for 100 new airports and 200 helipads, growing demand for aviation professionals, and the new MRO facility at Jewar aimed at reducing India’s dependence on overseas aircraft maintenance.

Delhi-Mumbai Expressway With Jewar Airport

The government has approved a revised ₹3,630.77 crore cost for a 31.42-km connectivity corridor linking the Delhi-Faridabad-Ballabhgarh-Sohna spur of the Delhi-Mumbai Expressway with Jewar Airport. The corridor intersects the Eastern Peripheral Expressway, Yamuna Expressway and Dedicated Freight Corridor.

While prime locations used to be about how close a city in NCR would be to the capital, Delhi, many projects have now turned the tables and made NCR a hotspot for top-notch infrastructure projects, connecting it not just within the NCR region, but also to other cities in Uttar Pradesh.

DND-Faridabad-Sohna Corridor

As we all know, Delhi, Mumbai, Noida and Gurugram, among others, are cities with multiple employment, commercial and transportation opportunities. As a result, a project was needed to interconnect all of these cities. The DND-Faridabad-Sohna Corridor is ready to help the commuters of these cities, as this corridor not only connects the cities but also the Noida International Airport and Delhi-Mumbai Expressway.

Delhi-Ghaziabad-Meerut Namo Bharat and Transit-Oriented Development

The government has made the corridor fully operational since February 2026, while TOD zones have been delineated along the corridor. The mass transit system made available in these cities can drastically improve people’s choices when moving to a new city, as the preference would now be given to Delhi NCR.

Greater Noida’s New Double-Decker Flyover

The proposed 7-km double-decker flyover is intended to improve connectivity between Ek Murti Chowk and the Delhi-Meerut Expressway, while another approved road would connect Junpat with the Eastern Peripheral Expressway. Greater Noida, being a newly established NCR city, has been changing the attractiveness of individual micro-markets through these kinds of infrastructure projects, which lure people from other cities and states as well.

Yamuna Expressway and Jewar Real Estate

Gaurs Group has acquired 35 acres of land near Noida Airport for ₹700 crore as it plans to build a housing project near the airport, not just to improve connectivity but also to start a premium housing market that will give residents the luxury of being near the airport.

A 50-km Elevated Road

The Yamuna Pushta Elevated Road has been extended to around 50 km, with the project intended to strengthen connectivity towards Noida International Airport and surrounding urban regions. This structure stitches together Noida, Greater Noida and the Yamuna Expressway.

Real estate buyers nowadays aren’t asking, “How close is this city to Delhi?” Instead, they are asking how easily they will be able to reach their workplace and other parts of Delhi NCR without a hassle.

Slowly, developers are realising this fact, as we saw earlier with Gaurs Group buying a ₹700 crore land property near Jewar Airport. Thus, real estate is slowly becoming infrastructure-led rather than proximity-led to the capital region. Therefore, the definition of a prime NCR location may not be the one that includes being near the capital, Delhi, but instead, it will be the places that best connect the Delhi NCR’s emerging networks of airports, expressways, transit corridors, and employment centres.
