The area around Noida International Airport in Jewar is set for major industrial development.
The Yamuna Expressway Industrial Development Authority (YEIDA) is working on 136 industrial projects in Yamuna City.
These projects are expected to bring an investment of around ₹31,000 crore and create more than 50,000 jobs.
The projects could also increase demand for homes, shops, offices, warehouses, hotels and other facilities in the area.
136 Industrial Projects Planned in Yamuna City
YEIDA has given companies around 966 acres of land to set up their industrial units.
The authority has already given possession of the land to 136 companies. The land was allotted during the 2025-26 financial year.
The companies have also received the required approvals to start construction.
YEIDA CEO RK Singh said a groundbreaking event is being planned for these projects.
Together, the projects are expected to bring around ₹31,000 crore of investment and create more than 50,000 jobs.
Why Jewar Airport Is Important
The opening and development of Noida International Airport is changing the Yamuna Expressway area.
The airport was inaugurated in March 2026. The first phase was developed at a cost of around ₹11,200 crore, according to the Government of India.
The airport is expected to make it easier for companies to move goods and connect with other cities and countries.
This can help industries such as manufacturing, exports, logistics and aviation.
Better road connectivity is also being planned around the airport.
In March 2026, the Union government approved a revised cost of around ₹3,631 crore for a 31.42-km road corridor connecting the Delhi-Faridabad-Ballabhgarh-Sohna route with Jewar Airport.
The new road is expected to improve direct connectivity between the airport and parts of Delhi-NCR.
14 Companies Plan ₹28,000 Crore Investment
A large part of the planned investment will come from 14 companies.
These companies have been allotted around 822 acres of land in the area.
Together, they are expected to invest around ₹28,000 crore.
The projects could create nearly 28,000 jobs.
This shows that some large industrial projects will make up a major part of the total investment planned in Yamuna City.
What It Could Mean for Real Estate
More factories and businesses can also create more demand for real estate.
When companies start operations, workers and businesses will need places to live and work.
This could increase demand for:
- Homes
- Rental housing
- Shops
- Offices
- Warehouses
- Hotels
- Restaurants
- Schools
- Hospitals
- Roads
- Public transport
This could make the Yamuna Expressway area more important for real estate and commercial development.
However, the actual impact will depend on how quickly these projects are built and start operations.
YEIDA Has Bigger Plans for the Region
The ₹31,000-crore industrial plan is only one part of YEIDA’s larger development plans.
Under its Master Plan 2041, YEIDA wants to develop the Yamuna Expressway region into a major urban and economic area.
The plans cover industries, aviation, logistics, healthcare, education, tourism and commercial development.
Several large projects are also planned around Jewar Airport.
These include an Airport City, logistics facilities, international investment areas, a medical device hub and an international film city.
In August 2026, YEIDA also approved plans for several major projects.
These include a 500-acre medical hub, a 100-125-acre pharmaceutical manufacturing cluster, a 300-acre Taiwan City and a 480-acre university township.
Plans also include an international-standard stadium and an interstate bus terminal.
Electronics Industry Also Growing
Electronics manufacturing is another important part of the region’s development.
In June 2026, the Centre announced the foundation of electronics manufacturing projects worth around ₹6,750 crore in Yamuna City.
The projects include an electronics manufacturing cluster spread across 206 acres.
The aim is to increase electronics production in India, including advanced printed circuit boards.
This could bring more companies and workers to the region.
More Infrastructure Will Be Needed
The growth of industries will also increase the need for better infrastructure.
The area will need good:
Roads
Electricity
Water supply
Sewage systems
Public transport
Warehouses
Logistics facilities
Housing and other public facilities will also need to grow along with the industrial areas.
This will be important as more people move to the region for jobs and business opportunities.
What Lies Ahead for Jewar?
The ₹31,000-crore investment plan could give a major push to Yamuna City.
But the final impact will depend on how quickly the projects move from land allotment to construction and actual operations.
The airport, industrial projects, roads and other planned developments are all changing the region.
If these projects move ahead as planned, Jewar and Yamuna City could become an important industrial, infrastructure and real estate growth corridor in the NCR.
