India’s logistics and warehousing sector continues to gather momentum as Amazon Seller Services has leased more than 4.17 lakh square feet of Grade A warehouse space in Bhiwandi, near Mumbai. The latest expansion reflects the growing demand for modern logistics infrastructure as e-commerce companies strengthen their supply chains to meet rising consumer expectations across the country.
The warehouse has been leased from Ecobox Industrial Parks, a platform managed by Logicap Advisors. The agreement further highlights the increasing importance of professionally managed warehousing facilities that offer faster movement of goods, better inventory management and improved operational efficiency for businesses.
Bhiwandi has steadily emerged as one of India’s most important warehousing and logistics hubs due to its strategic location and seamless connectivity with Mumbai, Thane, Navi Mumbai and the Jawaharlal Nehru Port. Its access to major highways and transport corridors has made the region a preferred destination for logistics companies, manufacturers and retailers seeking efficient distribution networks.
India’s warehousing market has witnessed remarkable growth over the past few years, driven by rapid urbanisation, expanding online retail, implementation of the Goods and Services Tax (GST) and continuous investments in transport infrastructure. These factors have encouraged businesses to move towards larger, technology-enabled warehouses capable of handling higher volumes of inventory.
Modern logistics parks are also evolving beyond simple storage facilities. Today’s Grade A warehouses are designed with automation, digital inventory tracking, higher safety standards and sustainable building features. These developments help businesses reduce operating costs while ensuring quicker deliveries and greater supply chain resilience.
The latest lease also reflects the broader trend of companies investing in long-term logistics assets rather than relying on fragmented storage facilities. As consumer demand continues to shift towards faster deliveries, businesses require strategically located warehouses that can support efficient last-mile distribution.
Infrastructure development has played a major role in supporting this transformation. New expressways, dedicated freight corridors, multimodal logistics parks and improved port connectivity are helping reduce transportation time and logistics costs. Together, these projects are strengthening India’s position as an attractive destination for manufacturing, retail and e-commerce investments.
For the real estate sector, the expansion of warehousing presents significant opportunities. Demand for industrial land, logistics parks and commercial developments surrounding major transport corridors continues to increase. Developers are actively acquiring land and building large-scale industrial parks to cater to the growing requirements of domestic and international occupiers.
Industry experts believe that India’s logistics sector will remain one of the strongest growth segments within commercial real estate. As companies continue to expand their operations, demand for high-quality warehousing is expected to remain steady, supported by favourable government policies, infrastructure investments and increasing digital commerce adoption.
Amazon’s latest warehouse lease is another indicator of the confidence global businesses have in India’s logistics ecosystem. With continuous investments in transport infrastructure and industrial real estate, the country is steadily building a more efficient supply chain network capable of supporting future economic growth while creating new opportunities across the infrastructure and real estate sectors.
