Unlike Gurugram and Noida, which are major real estate hubs, Faridabad has always been a quieter property market. However, the upcoming Noida International Airport at Jewar could change that. Property experts believe the airport will usher in a new phase of growth for Faridabad.
It is well known that airports can transform cities by increasing demand for homes, offices and businesses. A good example is Gurugram, which witnessed rapid growth after connectivity around Delhi’s Indira Gandhi International Airport improved. The city saw a boom in office buildings, luxury housing, shopping centres and infrastructure development.
Experts believe Jewar Airport could have a similar impact on Faridabad, as improved connectivity is expected to boost growth opportunities. The proposed Faridabad-Jewar Greenfield Expressway will significantly reduce travel time between Faridabad and the airport.
Once completed, some parts of Greater Faridabad are expected to be just 20 minutes away from Jewar Airport.
Other major infrastructure projects include the FNG Expressway, which will connect Faridabad with Noida and Greater Noida. Improvements are also being made to the Kalindi Kunj corridor, along with better access to the Delhi-Mumbai Expressway.
The Violet Line Metro already extends to Ballabhgarh, and improved connectivity is making Faridabad increasingly attractive to both homebuyers and investors.
Meanwhile, Greater Faridabad, especially the Neharpar area, has developed rapidly over the past decade. The region now has wider roads, planned residential sectors, schools, hospitals and large housing projects. Well-known educational institutions and Amrita Hospital have made the area more attractive for families.
Lower property prices are also drawing buyers. Residential property prices in Faridabad remain lower than in many parts of Gurugram and Noida. This is attracting first-time homebuyers as well as long-term investors. According to property experts, prices often begin to rise even before major infrastructure projects are completed.
Areas located near future transport corridors are already witnessing growing interest.
Luxury housing is also expanding. Faridabad is no longer known only for affordable housing. Developers are launching more premium residential projects offering larger homes, modern amenities and integrated communities. This reflects growing confidence in Faridabad’s long-term potential.
The big question now is whether Faridabad can become the next Gurugram. Experts believe the city will not follow exactly the same path. However, it has many of the same growth drivers, including better infrastructure, improved connectivity, relatively affordable property prices and expanding urban development. These factors could support strong real estate growth in the coming years.
Overall, Jewar Airport could become a major growth catalyst for Faridabad. Better roads, expressways and Metro connectivity are making the city more attractive. With competitive property prices and improving infrastructure, Faridabad could begin a new chapter in residential and commercial development.
