Mumbai, often called the City of Dreams, is witnessing a major shift in its property market, driven by new transport infrastructure. Earlier, people chose homes based mainly on the reputation of a neighbourhood. Today, buyers are placing greater importance on faster and more convenient travel. Better connectivity is quickly becoming the new benchmark for luxury living.
Infrastructure is changing property prices
Major projects such as the Mumbai Trans Harbour Link (MTHL), the Coastal Road and the expanding Metro network are significantly reducing travel times across the city. The 22 km Mumbai Trans Harbour Link has reduced travel time between Sewri and Nhava Sheva by around one hour, even during peak traffic.
These projects are reshaping Mumbai’s luxury housing market by making more areas attractive to both homebuyers and businesses. Property experts say buyers are no longer choosing homes based only on a prestigious address. They are also considering how quickly they can reach their workplace, the airport and major business districts.
New business hubs are emerging
Improved connectivity is also encouraging the development of new residential and commercial hubs. Central Mumbai is expected to add around 5 million square feet of Grade A office space, supported by better transport links.
The improved infrastructure is expected to attract Global Capability Centres (GCCs), banks and financial institutions. As more offices are developed, demand for nearby housing is also expected to increase.
Redevelopment is driving growth
Redevelopment has become one of the biggest drivers of Mumbai’s housing market, as there is very little vacant land available in South Mumbai and the Island City.
Older housing societies are being redeveloped into modern residential projects with larger apartments, improved layouts and better amenities. Many buyers now prefer redeveloped homes located close to Metro stations and major transport corridors.
Luxury housing is evolving
The definition of luxury housing is also changing. Luxury is no longer limited to premium interiors and exclusive clubhouses. Buyers are increasingly looking for energy-efficient buildings, EV charging stations, rooftop solar panels, better ventilation and larger green spaces.
Many homebuyers are also giving greater importance to lower maintenance costs, cleaner air and future-ready buildings.
Traditional premium locations face competition
While South Mumbai continues to enjoy a strong reputation and heritage value, traffic congestion and limited transport options are making several newer locations increasingly attractive.
Buyers and investors are now comparing areas based on travel time, airport access, Metro connectivity and upcoming infrastructure projects. As a result, well-connected emerging neighbourhoods are expected to witness stronger property price growth.
Looking ahead
Mumbai’s infrastructure boom is changing the way people buy homes. Faster connectivity is becoming more valuable than a prestigious address alone.
As transport infrastructure continues to improve, future property prices are likely to depend more on the time people save through better connectivity than on the traditional status of a location.
