Vineet Nanda, Chief Business Officer at BPTP, has shared his views on how India’s real estate sector is expected to evolve over the next decade. Speaking to ET NOW, he said the industry is entering a new phase of growth, supported by rapid urbanisation, improving infrastructure and changing customer preferences. He believes these factors will reshape the housing market and create new opportunities for developers across the country.
According to Nanda, India’s real estate market is growing steadily as cities continue to expand. Large investments in roads, metro rail networks, airports and other public infrastructure are improving connectivity and opening up new areas for residential and commercial development. He said better infrastructure is making it easier for people to live farther from city centres while remaining well connected to workplaces and essential services.
Nanda also highlighted the growing importance of Tier 2 and Tier 3 cities. He believes these smaller cities will play a major role in the next phase of India’s real estate growth. As infrastructure improves and employment opportunities increase, more people are choosing to buy homes in these locations. Developers are also expanding their presence beyond major metropolitan cities to meet rising demand.
He said today’s homebuyers have different expectations compared with those of the past. Buying decisions are no longer based only on location or price. Buyers now look for safe projects, transparent developers and properties that can deliver long term value. They also expect better construction quality, modern amenities and a smoother home buying experience.
Technology is becoming another important factor in residential projects. Nanda said many buyers now prefer homes with smart features that improve convenience, comfort and security. Digital access systems, energy management solutions and connected home technologies are becoming increasingly popular, especially among younger buyers. He believes these features will become more common as customer expectations continue to rise.
Sustainability, according to Nanda, will also play a bigger role in the future of the sector. He said developers should focus on eco friendly construction methods, energy efficient building designs and responsible use of natural resources. Green buildings not only reduce environmental impact but can also lower operating costs and improve the quality of life for residents. He added that future housing developments should create stronger communities by providing open spaces, better public facilities and improved living environments.
Nanda also expects demand for luxury housing to remain strong. However, he believes buyers are no longer looking only for premium finishes or larger homes. They increasingly want properties that combine modern technology, quality construction and well planned amenities with comfortable living spaces. Developers who can meet these changing expectations are likely to remain competitive in the market.
Looking ahead, Nanda expressed confidence in the long term outlook for India’s real estate sector. He said government initiatives, rising household incomes and growing investor confidence are expected to support continued growth. He believes the sector has strong potential as infrastructure development continues across the country and demand for quality housing remains high.
Overall, Nanda said the future of Indian real estate will be shaped by smarter homes, sustainable construction and changing customer needs. He believes developers who focus on quality, innovation and responsible development will be best placed to benefit from the opportunities emerging across India’s fast changing property market.
