India’s fast-growing data centre sector is not only changing the country’s digital infrastructure but is also expected to reshape the housing market over the next few years. According to a new report by Square Yards, the rapid expansion of data centres could create demand for nearly 195 million sq. ft. of residential real estate by 2030, driven by thousands of new jobs across the industry.
The report estimates that India’s proposed data centre capacity has reached around 9,030 MW, making the country one of the fastest-growing digital infrastructure markets globally. As new facilities become operational, the sector is expected to generate around 4.33 lakh direct and indirect jobs. These employees will require housing close to technology parks, industrial clusters and major business hubs, creating fresh demand for residential developments.
Unlike traditional infrastructure projects, data centres often attract an ecosystem of technology companies, cloud service providers, engineering firms and support businesses. This creates long-term employment opportunities, encouraging the development of homes, retail spaces, schools and social infrastructure around these digital hubs. As a result, developers are increasingly looking at areas surrounding data centre clusters as future residential growth markets.
Cities such as Mumbai, Chennai, Hyderabad, Noida, Greater Noida and other emerging technology corridors are expected to benefit from this trend. These locations already have strong digital infrastructure, reliable power supply and improving connectivity, making them attractive for both data centre investments and residential development.
